As a sales and leasing agent at Ray White Commercial Sydney City Fringe, I support our commercial clients with selling or leasing their property assets alongside industry leader Kristian Morris. Our core areas are business districts adjacent to the CBD, the inner west and eastern suburbs.
Before joining Ray White, I managed large commercial assets for a property trust in Neutral Bay. I looked after large commercial sites, including mixed-use buildings, offices and retail spaces. Managing commercial property on this scale gave me a great insight into the key functions of commercial sites, this laid the foundation for my love of the transaction side of commercial real estate and helping achieve the best results for clients.
Currently, I oversee the sales and leasing campaigns for a variety of commercial properties. My philosophy is to put each property in front of the largest pool of ideal buyers or tenants to ensure maximum exposure and create competition. Allocating each advertising budget across the best marketing mediums for the asset class, I draw out the value offered by each commercial building, whether as a business premises, development site or for wealth creation in an investment portfolio.
In a challenging market, it is essential to identify and work with buyers closely and to ensure you’ve helped them see the upsides and opportunities in a deal. Over the past 12 months, I have worked on several commercial property deals in Inner Sydney that involved extensive buyer work to achieve favourable outcomes for my clients. These include:
- Development site at 36-40 Parramatta Road, with a final selling price of $10.2 million.
- Prime industrial development site at 37 John Street Leichhardt, which sold for $2.95 million.
- Mixed-use freehold terrace property at 174 St Johns Road in Glebe, that went for $2.5 million.
- Family-owned commercial property at 138 Queen Street in Woollahra Village, which sold for $5.65 million on a 1.5% yield well over the reserve.
Development sites are a particular interest of mine, and I gained a wealth of experience from my father Tony Braham who has specialised in eastern suburb amalgamations and development sites for over 30 years. In the current market, it’s essential to extract everything you can from each situation to showcase each property or site's full potential. I pride myself on seeing a deal through to completion and ensuring that no stone is left unturned.
My career in the commercial property industry was inspired by my father and bringing different parties together to close a deal is my passion; for me, there is no other career path.
